Following receipt of Building Regulations Approval our in-depth knowledge of each scheme, combined with our extensive experience of building products and methods of construction, means that we are ideally placed to prepare detailed tender documents.

Our documents include fully developed and detailed construction drawings supported by a Specification Document. The two main components of our Specification Documents are:

  • Contract Preliminaries – These highlight the type of Contract and clauses appropriate to the specific project as well as the standards of workmanship that are expected.
  • Schedule of Works – The required construction works are broken down into logical sections, explaining the materials to be used and the methods of construction, application and installation that should be employed. Each section is divided into individual elements that the contractor is required to price, contributing to a more accurate contract figure whilst also allowing the cost of any variations to be precisely determined.

In developing our tender documents our team will coordinate and liaise with any other appointed consultants to ensure that the scheme is developed as a whole. We use external CDM and Health and Safety Consultants to prepare the necessary pre-construction information document to satisfy the requirements of the Construction Design and Management Regulations 2015.

On larger projects, where a Schedule of Works would not be appropriate, we work with an appointed Quantity Surveyor who will prepare a Bill of Quantities. Our team actively carry out and oversee the tendering process. In consultation with our Client we establish a selective list of suitable main contractors to tender the specific projects. We will establish timelines for the project through to completion and issue full tender packages to the selected contractors for pricing.

During the tender process we will respond to any queries raised by tendering contractors clarifying any aspects with all tendering contractors, so they are all pricing on exactly the same information. Tenders will be opened in a confidential and controlled manner and in accordance with any specific procedures that our Client may require us to adhere to. We will interpret the tender results and provide a tender comparison report, complete with graphs, for our Clients information. We will request a fully priced copy of the project specification from one or two of the Contractors which we will check for even pricing and arithmetical errors.
