Worthington Road

A small yet impressive conversion and refurbishment project carried out to create an open plan Kitchen Diner within an existing 4 Bedroom property. Our team assisted this client in preparing Building Regulations and construction drawings to carry out the works, incorporating the necessary structural information to support applications.

Following building works, the new space received full redecoration, flooring, and installation of a new high specification Kitchen.

Mill Lane

A detailed Feasibility Study carried out on an existing 3 Bedroom late 1950’s property located in a popular village south of Lincoln. The project brief was to provide additional and improved sleeping accommodation at first floor, and a large open plan Living and Kitchen space to the rear of the ground floor. Both a single and two-storey wrap around extension was proposed to create the required additional floor area, but to also ensure the general shapes and massing of the existing property were respected.

The existing integral Garage and attached Utility area would be demolished to allow for the creation of the proposed two-storey extension, with the existing patio to the rear removed to position a proposed single-storey flat roof extension. A series of large apertures would be sited along the rear elevation to provide uninterrupted access and views between the open plan Living space and Garden and coupled with a large full-width roof window to provide ample natural daylight at the centre of the refurbished property.

 

 

 

 

Cottesford Place

A bespoke 4 Bedroom Georgian style dwelling situated within the historic Cathedral Quarter of the City of Lincoln. This development saw the demolition of an existing 1960’s property, located in the grounds of an extensive plot, shielded by a collection of protected mature trees and hedgerows, all of which were considered closely as part of the production of the development scheme.

The property comprises of accommodation across three stories. Upon entering, a large Hallway presents a grand central staircase, leading to first and second floor accommodation. At ground, a large Kitchen, Dining Room, Study, ground floor Bedroom with En-suite, Utility, Pantry and WC is provided. At first floor, a generous principle full width Sitting Room, Snug, Kitchenette and Master Suite. Finally at second floor features two sizable double Bedrooms, each with dedicated En-suite facilities, and Storage room.

The property has been designed to conform to the established Georgian design features. This includes the use of extensive stone corbelling, window and door surrounds, cornice details and central portico focal piece.

Oakwood Community School

Our initial involvement with this site saw the conversion of a series of existing farm and outbuildings into a dedicated Special Educational Needs establishment, suitable for 1:1 teaching in a rural environment. Existing steel frame structures were stripped back to their framing and rebuilt on the same footprint. This created a fresh set of buildings for the School, and structures that would comfortably meet the required Building Regulations.

In 2020, our Client expressed interest to develop the site further. Our team closely followed the given brief to expand the School site inline with demand for SEN places within the Leicestershire area. The Phase 2 development would create two large main teaching blocks, linked with a central Main Entrance and Reception Area. Nestled to the rear sits a dedicated Workshop for woodwork and engineering, along with a large Sports Hall and Multi-use Games Area for Physical Education.

An extensive 3D scheme was produced as the site layout was established. This was crucial in conveying the latest development of the site to staff and pupils, and aided the planning process also.

Navigation Street

We met this Client through our partnership with Houzz, an online directory designed to match homeowners with experienced and rated industry professionals. They were looking to add that little bit of extra space to their recently purchased three storey mid-terraced property. With only a very moderate garden to play with, a thoughtful yet thorough design would be required to negate any negative impact the development may otherwise have, both on their property and those nearby.

Our Client was keen for a modern aesthetic, following that of the host dwelling, and wished for the works to avoid generating conflict with the existing First-Floor windows. A flat roof construction was therefore selected, further helping to maximise internal ceiling height and reduce the overall massing of the extension. Full-height and full-width bi-fold doors were introduced, along with two large roof lanterns to create an open and airy space.

To fully consolidate the design of the scheme, a natural loose-lay timber decking system was selected for use within the remaining garden area, allowing for easy removal should this space to be required for parking, a consideration that was had throughout the development of the initial proposal schemes.

 

 

Sports Academy Expansion

A new multi-million-pound state of the arts Sports Academy provides Hartpury College with world class sporting facilities. This purpose-built academy features a new 8 court sports hall, specialist physiotherapy treatment rooms, biomechanics laboratory, human performance laboratory, 4 changing rooms and showers as well as Classrooms and covered link to the existing Sports Academy.

SRA were involved in the project from feasibility achieving planning permission, building regulations approval and production of technical documents and drawings.
